Court papers and recorded property documents are different
Miami-Dade’s Clerk maintains a mortgage-foreclosure information page with access to foreclosure-auction resources. Its separate Official Records service covers recorded instruments such as mortgages and liens. Finding a recorded mortgage is not the same as reviewing the filings and orders in a pending lawsuit.
Identify which obligation is at issue
If you have received both mortgage-servicer correspondence and a condominium or homeowners’ association demand, keep them in separate groups. Tell the firm who sent each notice and which property it concerns. Do not assume a conversation about one obligation resolves the other.
- Tell us the stage. Missed payments, a new lawsuit, a hearing, or a sale notice each raise different questions.
- Bring the records you have. Keep your statement, court papers, and assistance correspondence. Ask for a secure way to send copies.
- Discuss the proposed engagement. Ask about scope, fees, communication, and immediate next steps before agreeing to representation.

A recorded mortgage identifies a property-related instrument; it does not by itself show the current procedural status of a lawsuit. Bring the case number and any court notices so the actual case can be reviewed.
