For a new lawsuit, bring the summons and all attachments. If you have a scheduled sale, include the judgment and anything changing its date.

Explain what you want to resolve and what has happened so far. Anthony Rumore, P.A. can discuss a review of your court papers, possible defense issues and the scope of representation. Use the local resources below to gather information—not to decide a deadline or legal response on your own.

OSCEOLA COUNTY · OFFICIAL RESOURCES

Osceola is not an Orange County court case

Kissimmee and St. Cloud homeowners should use Osceola’s Clerk resources for an Osceola case, not Orange County’s search tools. The Clerk’s foreclosure page links upcoming sales and describes sales at the Historic Courthouse in Kissimmee. Check the current notice and orders instead of assuming that all nearby counties use the same auction setup.

Kissimmee foreclosure defense: use Osceola records

An Osceola case should be checked through Osceola’s Clerk resources, even if you searched online using “Orlando.” Keep the county, case number and division information visible when collecting your papers. This reduces the risk of looking at the wrong calendar or instructions.

Tell the firm whether you have just been served or are dealing with an existing judgment or sale notice. Bring any responses already filed so the review does not assume the case is starting from the beginning.

Your local court resources

Osceola County is part of Florida’s Ninth Judicial Circuit. Use the county and case number on your court papers when locating records; another county in the same circuit has a separate Clerk and case search.

What to have ready for your conversation

  • The complete summons, complaint and any recent court notices.
  • Your latest mortgage statement and relevant payment or servicer correspondence.
  • Any response already filed, prior agreement or scheduled hearing or sale.

Anthony Rumore, P.A. serves homeowners in Kissimmee, St. Cloud and the rest of Osceola County. Discuss your goals, the court papers and the possible scope of representation. The firm’s office is in Fort Lauderdale; this page describes service coverage, not a Osceola County office.

FORECLOSURE DEFENSE IN FLORIDA

What a defense review can cover

A review may consider who is entitled to enforce the loan, required notices, service, the amount claimed and relevant servicer communications. The issues depend on your documents and case history; a list of possible defenses does not mean any particular defense applies.

Ask what needs attention now, what further records are needed and whether a negotiated resolution should be considered alongside the litigation. No outcome is guaranteed.

Questions from Osceola County homeowners

I searched for Orlando help, but my papers say Osceola. Where do I start?

Use the Osceola Clerk resources on this page for an Osceola case. Orlando-area search terms do not change the county identified on the lawsuit. Bring the full packet and tell the firm about any response already filed, prior representation or scheduled event so the discussion begins with the current case history.

Is this a local office in Osceola County?

No. The firm is based at 1318 SE 1st Ave in Fort Lauderdale and serves homeowners throughout Florida. Ask about consultation and representation arrangements for your matter.

Does an auction listing tell me everything about my case?

No. Start with the Osceola County resources above, but also keep your court notices and orders. A listing, changed date or missing search result does not establish that the lawsuit is over or that no response is needed.

What if a hearing or sale is approaching?

Call the firm and identify the date on your latest notice. Do not wait for an online reply. Contacting the firm does not stop a case, change a deadline or create an attorney-client relationship; representation must be separately agreed upon.
