foreclosure defense attorney.

Facing a mortgage lawsuit, court notice or sale in Polk County? Anthony Rumore, P.A. helps Florida homeowners review their papers and discuss a response. Start here for local court resources and consultation preparation.

YOUR NEXT STEP

Prepare for a foreclosure defense conversation in Polk County.

If you downloaded only a deed or mortgage, gather the summons and complaint too. Tell the firm whether your papers name a court case, a scheduled hearing or a pending sale.

Explain what you want to resolve and what has happened so far. Anthony Rumore, P.A. can discuss a review of your court papers, possible defense issues and the scope of representation. Use the local resources below to gather information—not to decide a deadline or legal response on your own.

POLK COUNTY · OFFICIAL RESOURCES

Court records and property records are not interchangeable

Polk’s Clerk distinguishes court records, including the progress docket and filings, from Official Records such as deeds and mortgages. It also provides a foreclosure-sales page directing readers to online auctions. For a defense review, begin with the lawsuit and use the property and sale records to supplement it.

Lakeland and Winter Haven: gather more than property records

A deed or recorded mortgage can help identify the property and loan, but it does not replace the court packet. The Clerk’s court-record resources provide a different kind of information: filings, case status and events. Bring what you have from both sources.

If you live in Davenport or another area near a county boundary, follow the county on the lawsuit. Tell the firm about any mortgage-assistance discussion, but do not assume that it replaces a required response in court.

Your local court resources

Polk County is part of Florida’s Tenth Judicial Circuit. Use the county and case number on your court papers when locating records; another county in the same circuit has a separate Clerk and case search.

What to have ready for your conversation

  • The complete summons, complaint and any recent court notices.
  • Your latest mortgage statement and relevant payment or servicer correspondence.
  • Any response already filed, prior agreement or scheduled hearing or sale.

Anthony Rumore, P.A. serves homeowners in Lakeland, Winter Haven, Bartow and Davenport. Discuss your goals, the court papers and the possible scope of representation. The firm’s office is in Fort Lauderdale; this page describes service coverage, not a Polk County office.

FORECLOSURE DEFENSE IN FLORIDA

What a defense review can cover

A review may consider who is entitled to enforce the loan, required notices, service, the amount claimed and relevant servicer communications. The issues depend on your documents and case history; a list of possible defenses does not mean any particular defense applies.

Ask what needs attention now, what further records are needed and whether a negotiated resolution should be considered alongside the litigation. No outcome is guaranteed.

Questions from Polk County homeowners

Is this a local office in Polk County?

No. The firm is based at 1318 SE 1st Ave in Fort Lauderdale and serves homeowners throughout Florida. Ask about consultation and representation arrangements for your matter.

Does an auction listing tell me everything about my case?

No. Start with the Polk County resources above, but also keep your court notices and orders. A listing, changed date or missing search result does not establish that the lawsuit is over or that no response is needed.

What if a hearing or sale is approaching?

Call the firm and identify the date on your latest notice. Do not wait for an online reply. Contacting the firm does not stop a case, change a deadline or create an attorney-client relationship; representation must be separately agreed upon.
